Leaseholders

Leasehold ownership of a flat is simply a long tenancy, the right to occupation and use of the flat for a long period - the 'term' of the lease. A lease is a contract between the leaseholder and bpha giving conditional ownership for a fixed period of time.

Lease agreement

When you buy your home from bpha you agree to the conditions in your lease. Your lease is an important document. Its purpose is to ensure a good relationship between bpha and you, and between you and your neighbours.

Joint lease

You have a joint lease if you bought your home with another adult and their name appears on the lease.

Each joint leaseholder is equally responsible for meeting the lease obligations. You can add or remove a leaseholder to the lease provided:

  • All existing leaseholders agree
  • You have bpha's permission and the permission of your mortgage lender
  • A solicitor must add or remove the leaseholder to the lease. It is your responsibility to pay the solicitor's fee.
