Your rights and responsibilities 

The tenancy agreement means you have a right to live in the property it refers to and to have access to any shared areas at all times.

Your right to live in your home 
  • You occupy the property as the main place where you live 
  • You keep to the terms of the agreement 
We will not interfere with your right to peacefully occupy your home except when: 
  • We have to gain access to inspect the condition of the property or to carry out repairs or other works to it or an adjoining property 
  • We have given you reasonable notice to gain access to carry out any necessary gas or electric servicing and you have failed to provide this access 
  • We need to gain access in an emergency 
  • We have served you with a notice of seeking possession and have been to court to end the tenancy and agree your removal from the property 
Repairs
You are responsible for:
  • The repair of any damage caused by you, your family or visitors 
  • All internal decorations 
  • Testing the installed smoke alarm and changing batteries when required 
  • Tap washers (but not taps) 
  • Sink and bath chains and plugs 
  • Toilet seats and lids 
  • Hat and coat hooks and rails 
  • Bath panels 
  • Cleaning of toilets, hand basins, baths and showers, windows and doors 
This list may change from time to time. Please contact our repairs bureau if you want more details.

For tenants who are elderly or frail, we are sometimes able to arrange contact with voluntary organisations that can help with repairs and decorations, etc. Your Resident Services Officer can advise you.

Allowing access 
You must allow access for bpha's staff, agents or contractors to carry out annual servicing of appliances owned by us, including gas and electrical appliances. bpha will give you at least 24 hours notice, unless it is an emergency.

We advise tenants and applicants that the data held by this organisation in respect of your tenancy or housing application will be used for cross-system and cross-body comparison purposes for the prevention and detection of fraud.
