The managing agent bills bpha for the services it carries out, which may include, cleaning, grounds maintenance and other estate services.
From April 2026, your rent review breakdown will include the management charge from the managing agent. This is a separate charge from the bpha services. We have called this service charge ‘External managing agent’

The managing agent provides a range of services for the estate and/or block. These may include (but are not limited to):
bpha is charged by the managing agent for the cost of these services, which are then included in your service charge.
If you own your home, the managing agent will bill you directly for the services.
You have always been charged for services for your home but we previously used different service charge headings. These heading changes take effect from 1 April 2026.
Yes. We only include service charges that are eligible under Housing Benefit and Universal Credit regulations.

Yes, sometimes bpha may also be responsible for some areas.
If the managing agent only provides grounds maintenance for the wider estate and bpha is responsible for communal services to your block, you will see an additional bpha charge.
