High-rise building safety

Learn more about high-rise building safety

What is building safety?

Building safety is about ensuring that residents living in high-rise buildings are and feel safe. To achieve this, bpha complies with Regulations that focus on the management of fire and structural safety. Each of bpha’s 14 high-rise buildings has been registered with the Building Safety Regulator for England. Learn more about the Building Safety Regulator here

What to do if there's a fire

In the communal areas of all our blocks you will find a Fire Action Notice which shows what you and your household need to do if there is a fire in your building. A copy of the Fire Action Notice is sent to each resident every year, if you would like to receive another copy, or have it translated into a different language, please let bpha know.

Fire doors

Residents and bpha share responsibility for ensuring that the fire safety features are kept in good order. Fire doors are designed to stop the spread of smoke and fire, flat entrance doors and communal doors must be kept closed. All flat entrance doors have been fitted with a door-closer that can close the door fully when released at any angle. It is important that the door-closers are not removed, doing so will put your household and neighbours at greater risk from smoke and fire. Residents must get permission from bpha before altering or changing their flat entrance door, but if your flat entrance door is missing a door-closer, it is important that you get a qualified tradesperson to refit it.

If you see a fire door that is damaged or not closing properly, please let bpha know.

Find your building

To get building safety right it is important that our residents’ voices are heard, they are well informed, and are included in the decision-making process. We are in the process of creating a Resident Engagement Guide for each of our high-rise residential buildings. These guides will provide information about the safety features in each building and how residents can raise building safety concerns.

bpha owns 14 high-rise buildings all located in Bedford.
