We carry out a continuous programme of improvements to our customers’ homes to ensure we comply with the law and to meet modern standards as well as your expectations.
Planned works are major repairs to your home where we replace a large components. We use the information from the home condition surveys we complete every five years to assess the lifecycle of the components in your home. This includes items like the roof, windows, doors, gutters, kitchens, bathrooms and boilers. When you receive notification that we are in your area completing stock condition surveys, it is vital that you give us the opportunity to survey your home. The surveys enable us to understand how components are wearing and make plans to replace them for you before they wear out.
Our approach is based on what actions we need to take to ensure your home meets the Decent Homes Standard, which looks at four areas. Our aim is that 100% of bpha homes meet the standard.
We plan maintenance based on historical knowledge about your homes, recommendations from our in-house maintenance team and feedback from our customers.
We involve customers in decision-making about home investments, such as colour choices and layout of their kitchen replacement, and meet our statutory responsibilities to leaseholders through full consultation.
We carry out stock condition surveys every five years to check your home is safe and assess what works it may need and when. That information is used to help plan when work on your home is carried out. The survey will be completed either by a bpha surveyor, or an external provider.Â

The data is collected using handheld devices and validated, either by bpha’s Asset Data Team or by Savills, before being uploaded to our internal management system. We use this system to track when maintenance is due.
The hardest working parts of your home have a recommended lifespan. By recording when the parts of your home were installed, we know when they are likely to need replacing.
We replace these large components in a planned way, as letting a contract to complete works on a number of homes at a similar time provides the best value for money for customers.
The information on planned works for your home can be found in your my.account in our customer portal. This will show the estimated timescale of future planned works and the details of work that is planned in the coming months.
As the time for any planned work approaches you will receive information from us on the detail of the work, the start date, the name of the contractor and any customer choices that are available for example kitchen unit styles.
Having up to date information about the age and condition of these parts of customers’ homes helps to make informed decisions about investment.
We also plan other works such as replacement of rainwater goods, soffits and facias based on a cycle and check their condition through the stock condition survey – or using your feedback.
The servicing of your home, including electrical checks and decoration, is also carried out on a cycle to ensure your home is safe and well maintained.
Where possible, we aim that your home achieves a minimum Energy Performance Certificate (EPC) band C – that means it’s considered relatively energy efficient, which can lead to lower running costs and is better for the environment.
We continually look at ways to improve the process, based on feedback from customers and colleagues, plus developments in technology that allows us to make it more efficient.
