Regeneration: Planned sites

Project Vista is bpha’s exciting regeneration project which aims to improve and enhance a number of our tower blocks in Bedford.

bpha owns 14 tower blocks in Bedford, all of which were built in the 1950s and 1960s. The homes are in prime locations within the town and are popular places to live. We are committed to investing in these properties to ensure they are fit for purpose into the future and continue being desirable places for our residents to live.

Every year, bpha spend millions of pounds repairing and refurbishing our homes. Project Vista aims to transform the external fabric of the buildings, modernise communal spaces and improve and enhance the grounds in which the blocks sit.

Due to the scale of the project we have decided to take a phased approach.

Ashburnham Court

In October 2021 we began the first refurbishment of the project at Ashburnham Court. The refurbishment involved installing rain-screen cladding, new windows and enclosed balconies to create winter gardens. The block also benefited from a new heating system, larger lifts and increased security, including CCTV.

The communal garden was made more accessible with paving, grassed areas and raised flower beds.

In November 2023 we held an event with residents to celebrate the completion of the refurbishment.

Bury Court

Work was completed at Bury Court in summer 2025. As part of the refurbishment, we installed new cladding and windows helping to make the building more energy efficient.

The area around the block was made more secure with increased CCTV, and new external lighting and the flats have been made safer with new sprinkler systems being installed.

A thank you event for customers was held in September, thanking them for their patience and support during the works.

Brickhill

The work to improve the blocks at Brickhill - Evesham, Frampton, Upton, Leighton and Westbury Court – has been delayed as we are waiting approval from the Building Safety Regulator.

Once we know more and have a time for when the refurbishment will start, we will be in touch with customers at these blocks.

The refurbishment will comprise installing new external wall insulation and new windows to improve the thermal efficiency of the blocks as well as making the whole area a more attractive place to live. Internally new sprinkler systems will be installed to improve the fire safety of each building.

Queen Street

We are planning similar refurbishment works at our Queen Street blocks, Chandos, Boswell and Richbell Courts. We have secured planning permission and are currently tendering to appoint a partner contractor.
