Awaab's Law is designed to protect tenants from the dangers of damp and mould. It was introduced following the tragic death of Awaab Ishak, a young boy who suffered from prolonged exposure to mould in his home. It comes into effect on 27 October 2025.
What is Awaab's Law?
Awaab's Law requires housing associations and landlords to take immediate action to address any reports of damp and mould in their properties. It aims to prevent health issues caused by living in such conditions and ensures that tenants' concerns are promptly addressed. It outlines strict deadlines for investigations to take place and work to be carried out. You can find more details here.
What is bpha doing?
We take reports of damp and mould very seriously. Over the last few years, we’ve reviewed how we record these reports and who carries out treatments, plus how we raise customer awareness of the issue so you know how to tackle the issue and report it.
How you can help
If you notice condensation, damp or mould in your home, following the steps in this video may resolve the issue. If not, please contact us immediately and we’ll offer guidance, or arrange treatment.
