bpha achieves strong regulatory gradings

29 July 2026

We are pleased to share that bpha has been awarded a C1 consumer grading by the Regulator of Social Housing, alongside retaining our G1 governance and V1 financial viability gradings.

What does this mean?

The Regulator of Social Housing is the independent body that oversees housing associations and other social landlords in England. Its role is to make sure organisations like bpha are well governed, financially strong enough to achieve their purpose, and deliver safe, good-quality homes and services for customers.

The regulator carries out inspections and assessments, looking at areas such as home safety, customer services, complaints handling, governance and financial resilience. It then awards gradings to reflect how well an organisation is meeting its standards.

The C1 grading is the regulator's assessment that we are delivering the outcomes of the Consumer Standards overall, providing safe, quality homes and services for our customers. The judgement followed a detailed inspection, which included engagement with customers, colleagues and Board members, as well as scrutiny of our performance and services.

Continuing to listen to customers

We are pleased to have received the highest gradings, which assures us we are on the right track.  We see this as a stepping stone. The grading reflects the progress we have made in areas such as customer engagement, service improvements and understanding our homes better, but also reinforces our commitment to continuous improvement. Customer feedback, involvement and scrutiny have played an important role in helping shape service improvements, and we will continue to listen and act on what matters most to customers and where we still have gaps.
